    I do it all the time. I keep trying to call Koji Sato to sell me one directly, but he won't take my calls and the receptionist keeps referring me to Toyota dealerships.

    Unemployment still at record lows. Jpow says we gotta keep raising those interest rates because companies are still hiring and people are still getting paid.

    Meanwhile the commercial real estate market is about to collapse.

    Meanwhile lots of 2 year swaps on bad bets came due

    Meanwhile banks are failing but .govs all over are saying "EVERYTHING IS FINE"

    That's been the whole point of BTC all along. Non-inflationary and decentralized. When the banks shit the bed where's that money gonna go? Gold and BTC.

    Same chassis as second gen, shoehorned engine that makes its power at higher revs, transmission programmed by an intern, and a diff that howls at normal cruising speeds.

    You can't make a vehicle this jacked up if you tried :)

    I will probably test out the fourth when it drops and see what happens. Depending how BBIG goes I could be convinced, I have Jan 2024 calls and a couple hundo shares :spy:

    If I could have gotten a 40 year at the 2.6% that I did in Jan 2021, I would have jumped on that in a heartbeat. I'm already at 2.6% (2.625) on a 30 and not paying it down early because why the hell would you? On a 40 instead? Heck yeah

    Heck yeah it is, they have a ton of stuff on there. Even an inflation adjustable ones for retirement, etc. It's really easy to make these (I can do it in R, R is a great language for plotting in, open source and people make a lot of packages, so loans, investments, etc are easy to make pretty charts).

    They just got them all there and easy to use. Why bother.

    I'm more of a "pay it off as early as possible and get rid of as much debt from my name as soon as possible" type of guy

    edit: also, for a low interest loan the numbers sound great, but we obviously know they're doing this because first time home owners cant afford to buy homes in this market and this 40 year term will help those in that situation. we may never see sub 3% rates again

    Yup, same reason cars went out to 48, 60 month terms.

    Also cars are underwater from day 1, homes typically the train of thought is that they increase in value, so you're not underwater for long, if at all/ever. I think right now with prices ^^^, there's a chance things bought (ballpark) March 2022 - Now could go underwater.

    I'm in the same boat as you with debt-be-gone but with 2.625% and LTV being about 0.5-0.6 right now, there's no reason to drive that down quicker in my mind, on a house at least.
